Brian LeichtHey, we're great today. How's everything?
Andrew DoudEverything's good. Returning guests. It's been a little while since we've had you on the podcast, but good to have you back. So a lot to cover today, but let's just start with we want to talk a little bit about how you guys met and how you got this team together and the benefits of your team, right? There's a lot of teams when it comes to real estate out in the Hamptons. Um, some bigger teams, some smaller teams, some people do it individually. Um, but you guys have found what works for you. So talk to us a little bit about how you came together and and what this team brings to the table.
Patty OakleyYeah, we actually met at the office. Uh now we're going into our sixth year as a team, so we're super excited about that. Uh we sat next to each other. Um I had been at Cylinders before, Brian, and I was just at the point where I was so busy that I just needed somebody to join in and help out. And he approached me and we from there we just started covering each other, and it turned out to be a very successful team. Um you know, one of the main things that we love about just our teamwork is the experience that we bring to selling real estate. And we pride ourselves in, you know, knowing the market, um, you know, knowing how to sell, and experience really does matter, and that's really our our tagline, how we promote ourselves, and and it's a strong point. Uh and it's it's been great, you know, it gives us the time to spend time with our families when we need time off, which is really important to both of us. But at the same time, um, you know, if we need to be in two places at once, we can do that as well.
Steve GlickYeah.
Patty OakleySo uh, you know, and representing our clients and being there for our clients, you know, for the houses that we sell or the the rentals that we represent.
Dave RattinerAnd also to have someone that you can like totally trust that you know is gonna do a good job and you know, compared to, you know, hey, you know, so and so, do you mind them out out and about? Can you know, when you have like a designated person that you just completely have confidence in, it adds a totally new level of it complements your brand.
Steve GlickAnd then you're not selling in one specific area, you know, it helps you cover more areas. You know, you're so look, people are now looking at homes in multiple towns, you know, they're not just focused on Southampton Village, you say, well, maybe I'll go Southampton North or Warhammer or even extending to Bridgehampton. So now with a team member, you're able to spread your cut spread coverage and be like you just said, how can you be at two places at once? Well, now you have a teammate supporting you. Um it just helps for a successful you know relationship.
Andrew DoudDo you guys find that you have similar personalities or differing personalities?
Brian LeichtWell, I was just gonna comment on that because I think the part of the dynamics that really work with Patty and I are that we bring two different personalities to the table. So, you know, sometimes we might work with a a customer a little better. I might work with them a little better than Patty does for whatever reason. Oh, that's interesting. Yeah, there you go. You know, with somebody else.
Dave RattinerSo you'll take the lead with certain customers and she'll take the lead with certain customers. Oh, that's cool. I never thought of it that way. That's cool.
Steve GlickDynamic. It's a people business, and if you could find a, you know, you can relate with somebody differently and then someone else, that's what they're looking for. You like you're trying to form that connection.
Patty OakleyIt's building the relationship, building the trust. You know, um, I have children in college and out of college, and Brian has grandchildren at his young age. And um, you know, um, yeah, we start talking to our clients, and you know, we just connect. And it it's been such a rewarding experience, all honestly. And I don't think too many agents can say that in their career.
Steve GlickUm what would be advice if someone's looking? Should I start a team, should I not start a team, should I work with somebody as a partner? What's like one piece of advice that you would give somebody? That's a good question.
Brian LeichtUm, you know, it's it's really it's a really hard dynamic to find, I think, where you sync with somebody so well. And trust is a huge thing. Okay. Um you have to know that other person has your back. And it just kind of fell into place with Patty and I. You know, all the way down from you know, there's a hundred percent trust, you know, and and the other thing is, you know, money and the dynamics of money and how you structure that is very important as well. Of course. So I I don't know. I don't know what kind of advice I could give.
Steve GlickMaybe let it be organic.
Dave RattinerYou know, yeah, I think the way you guys do it is the mo is the model, like what Steve was just about to say, which is organically, you know, in the office.
Patty OakleyYeah, it has to be this it's not even a learned experience because it isn't. It's it's all about you know, being able to agree without even having to agree, if that makes sense. You know, 99.9% of the time, I know I can answer for him because I know what his answer is going to be. Right. And that makes a good team as well. Just the trust, again, the experience that we have, um, the value that we put on our work as well as again our families, you know, everything pulled together makes us such a success in the Hamptons.
Steve GlickThat's great.
Andrew DoudThat's cool. That's a good point. So let's talk a little bit about listings that you guys have. Um, I know obviously you're very busy, and it's good to have two people on the team because you got a lot going on. So, any any big listings you guys want to highlight?
Brian LeichtYeah, we we're really excited to represent Parlato Development. Um that's at 422 Seven Ponds Towd Road. New construction. It is an absolutely gorgeous house. Um, this house feels like a custom spec house, if you will. Right. Um, these are developers that have been uh have done a few projects in the past and they're re-establishing themselves in the Hamptons market, so they're putting a lot into these houses.
Dave RattinerIt's so beautiful.
Patty OakleyThe quality is just unbelievable.
Dave RattinerYeah, we did a full tour at the coffee truck, and I was like, this is it's so cool. You walk into that one house, you open the door, and you can see past through the living room, and then this huge backyard with the tennis court and the pool, and it's all perfectly symmetrical and landscaped. It's just an unbelievable.
Steve GlickA lot of people just say, hey, this is the house, and we'll figure out the landscaping later. I feel like when they design the house, they design the landscaping at the same exact time, and it and it all works together as like one unit rather than the landscaping's an afterthought, we'll put it in later. You know, they they put a lot of time and effort into the landscaping. That shows when you when you pull up to a house and you see it's like really thought-out detail landscaping, you can only imagine what the detail is into the construction of the house as well. It's it goes the curb appeal is is big. It's funny.
Brian LeichtYou know, two properties there. Uh 427 ponds is in contract and it's slated to close in the next few weeks. Oh, cool. So we're able to show that as a finished project. Um, and it does it feels like a resort in the back.
Steve GlickI mean, so 422 is almost complete, right? The 422 is about 420.
Brian Leicht420 is almost almost complete. And then 422. And we're working on 422. It should completion is probably going to be somewhere in the next two, three months.
Steve GlickAre you doing are you doing open houses there or not? We will be. We will be coming up.
Brian LeichtWhat happened was they took their focus off what 422. Once we had 420 in contract to get that finished up, now we're back on it.
Steve GlickYeah, it makes sense. So we'll be on a lookout for some open houses.
Patty OakleySpecial location too. You're looking out to reserve. Yeah. You know, so it's and you're so close to the village. So it's it's a spectacular place to be.
Brian LeichtYeah.
Dave RattinerIt's I want to comment on that landscaping just one more time because when I was there, I was overwhelmed by it. And I was like, you know, I was like, who did the landscaping? I asked the builder, and he was like, landscape details, and I was like so proud of my friend, because my friend is like a partner there or something. This is this guy, Zach, he's a I think he's like a senior project manager there or whatever. He's been doing it for a long time. And I was just like in awe of how beautiful it is, like and how s and and how symmetrical everything was laid out with the tennis court, the pool, the landscaping. It's an unbelievable spot. Um they did an unbelievable job. Unbelievable job.
Patty OakleyIt's really important because you're pointing out the landscaping, how precise everything is. It's the same way on the interior. Right. And it's it's not this spec house for the spec buyer. It's a custom house for the spec buyer, if that makes sense in a way.
Steve GlickYeah.
Patty OakleyBecause this just blows other spec builders out of the water.
Steve GlickAnd what's the price? Give me the price on this.
Brian LeichtSo some details on it. It's gonna be seven bedroom, uh, eight and a half baths. It's coming in about 9,300 square feet on three floors. Okay. Um ask price is nine million eight fifty, um, which everything packaged in right now, market-wise, is a really good buy.
Dave RattinerI was just about to say, even though it's almost it sounds like a deal. It's like an actual deal. Yeah.
Brian LeichtIt really is. And we're we're super proud to be representative properties. You're in a nice location, too.
Patty OakleyYou're you're beautiful 1.2 acres, 1.2 acres, beautiful piece of land.
Brian LeichtYeah, when you're up there with the reserve on the other side and the southern views coming in, you know, the southern positioning with the backyard, it really does not feel like you're in watermelon. It feels like you're somewhere else. And it is convenient because you have Southampton just a few minutes away, Bridgehampton, Sack Harbor, the water of the ocean. It's just it's a great spot.
Andrew DoudIt really is. I actually drove. This is like a total side note, but I drove past them this morning on the way in the work because I took the back roads and just trying to avoid going through water mill like town because it's it's so busy in the morning, right? And it's like such a nice drive out there, right? And you like kind of come come out from uh, you know, I was coming from Ham to Bay's and you drive the back roads, and then like there you are at this beautiful, beautiful new construction if if you are interested. So anything else? Any other listings you guys want to touch on?
Brian LeichtWe do. We have another exciting listing that we just launched. Um, it's also new construction. Um it's at 60 Pulaski Street, and this is a completely different location, Southampton Village. Okay. Um the asset price on it is five to five nine five. Okay. Um and we're excited about this. This is a project that's being done by Colbrothers, and we love the location. This is a great spot in Southampton Village. It's it's on the east side of North Sea Road, if you will, North Main Street. Nice, yeah. So you're in area with Pelletro, Woolley Street, um, Van Brunt and John. So your your convenience to get to the ocean beach is really, really nice. Walk into town if you want to some of the restaurants. You could walk or bike to the beach if you want.
Dave RattinerUm it has some unique features. I'm looking at the anywhere. I like this fireplace that's on the ledge here. How cool is that? I don't think I've ever seen that before.
Brian LeichtYeah, I was gonna mention that like a brick fireplace. That was we actually have a balcony off the primary second floor, which is really, really rare in Southampton Village. They're almost impossible to get now. Um, and that has a fireplace on it, and just be a great place to hang out. It's a it's a beautiful fireplace.
Steve GlickIt's a beautiful village, and then you have the pool house and then a detached garage. So this lot keeps on going. There's three structures on the on the property, which I guess I I think is also rare for a Southampton Village property.
Brian LeichtThat's everything you need, everything you need. And we're hoping or we're slated to have that complete early next year. So if somebody wants to roll in for next summer or early spring, it should be ready to go.
Andrew DoudNew construction's where it's at. I mean, if you can get and they're moving.
Patty OakleyYeah, they're moving. The prices are not dropping on anything, it seems like, you know, there's not much inventory.
Steve GlickAnd the village is is pretty busy. I mean, pretty active there in Southampton Village. You know, this summer we we represented a lot of properties and a lot of them went in contract fairly quickly. There weren't new constructions, now we're seeing some new construction homes. So it's great to see that that they just keep investing, reinvesting into the village, and I love seeing these new construction homes just make the street just that much better.
Andrew DoudYeah, this is one thing that just popped in my head. We were talking about you guys as a team. Um it's it's just the two of you, right? It is so it is. So do you just to circle back to that before we head over to Steve with the numbers, do you find that there's kind of a sweet spot with the number of people that you have on a team, like two to three versus you know, some some people have five, ten, you know, like they have a lot of people working for them, and I you know, the more people, the more moving apart. So um, you know, what do you guys find as far as working as a team being just the two of you? It's better than one, but not as you know, but but not having too many people.
Patty OakleySo you know, I think the dynamics have to work. And again, for us, um, the two of us, you know, it's very manageable, obviously. We seem to be able to cover all of our business. And when you start adding more people, you're adding more personalities, you're adding different levels of experience. You know, when you notice some of the larger teams, they have a lot of inexperienced people working with them. So that is something that again, we pride ourselves in knowing the market, having um, you know, Brian's been in the business for over 30 years, and I've been in the business for over 12. So, you know, that sets us apart in itself. So we, you know, we of course always want to grow, but we don't see ourselves growing into a larger team because things start to fall off after that.
Steve GlickAnd you want to keep it personal, you want to have these personal relationships and when you have such a big team, yeah.
Patty OakleyIt's a lot of people we're available pretty much 24-7. You know, you send us a text message, we're on it within seconds.
Brian LeichtYeah, yeah. You're also I was gonna touch on that too. One of the things, um, I don't know if this is a good thing or a bad thing, but Patty and I are pretty much workaholics. We're on real estate is 24-7 with us. So literally, if a text message gets out, it's responded to almost immediately. Same with an email. Um, the other thing is the experience that we bring to the table. It's it's it's you know, our inventory is is very low, and that's that's a challenge. But there's a lot more that goes into just listing a property, it's actually being able to negotiate that through the terms of a deal and a transaction to get the best you can for your client. And we have the experience to do that. I mean, there's been there's a lot of dynamics and a lot of different things that go in is involved in doing a deal and a transaction, and to have that knowledge is is is I think it's invaluable.
Dave RattinerYou guys are you guys definitely you know work hard. I mean, it's I see your name everywhere, you're always so present in the office. But I just want you I just wanted to comment. You're also really interesting people. Like I remember when I first met you, and uh, you know, you had just come back from like this wild scuba diving adventure, and like you were telling me how intri you know how how all about scuba diving, and you know, you're you're a big scuba diver, and um, you know, you're just like an interesting guy, and you're family, you know, really into family your family, and then Patty as well. I mean, you get to know Patty, and then you realize like she's married to like a very prolific doctor out here that like everybody loves, like everybody loves the Oakley doctors, and everybody loves her family, and your son is gonna be a doctor, I think, right?
Patty OakleyAnd your daughter's second-year med school. Professional.
Dave RattinerYeah, you guys are like super interesting people.
Patty OakleyParents, yeah, and um, you know, proud again to represent Swanders as well, and and represent our clients. It's been really fun, yeah. You know, and that's the thing too. Like it's it's yes, it's old business, but it's fun. Like we just we laugh. Yeah, we've met people that you know just keep in touch with us over the years and have grown their families, and yeah, it's an awesome experience. It's a people business.
Brian LeichtYeah, and balance that too. I think that's very important to balance life and work. Yeah, yeah.
Dave RattinerAnd well, it makes you better at your job. It makes you better at your job when you do that.
Andrew DoudWe're very fortunate. But to you know, if you want to be successful in real estate, you have to be willing to take those calls or respond to those text messages when they come in, and that's just you know, that's the name of the game. Not a nine to five job, that's for sure.
Dave RattinerYeah, you live it almost. It's like a lifestyle.
Andrew DoudOnce you clock in, you don't clock it. Um let's get a look at the market with with Mr. Glick. What do you got?
Steve GlickYeah, over the past week there were 19 listings that went into contract from West Hampton and Montauk. When you look at it last year, there are 21, so it's a decrease of only 10%, which is good to see. But in 2021, which was the peak of the Hamptons real estate market, there were 52 listings in one week. So that's a decrease of 63 percent. But the breakdown of the 19 transactions this week, there was one between 10 and 20 million, two between six and eight million, four between four and six million, four between two and four million, eight under two million. The dollar volume this week was seventy-two million across those nineteen transactions. And when you compare it to last year, the dollar volume was fifty-eight million. So good news we're looking at an increase in the dollar volume of twenty-four percent. If you go back to twenty twenty-one, the dollar volume was two hundred and thirty-six million, which which is a decrease of sixty-nine percent. New listings coming onto the market, there are twenty-six new listings, so that increases the inventory by seven listings, and the breakdown of those twenty-six new listings, there was two between six and eight, one between four and six, fifteen between two and four, and eight under two million, and the inventory stands at eighteen hundred and thirty-two total listings, which includes thirteen hundred and eighty-five active and four hundred and forty-seven in contract. So a good week to see new listings continuously coming onto the market. We're seeing that more and more as we now. This is Labor Day weekend. This is it. This is the last weekend of the summer. We're coming into one of our strongest seasons is the fall season, right? The third quarter of the fall season, it's gonna be this is the time where we start seeing a lot of listings going into contract and also a lot of new listings coming onto the market as people vacate their homes that was re that they were rented. They're now some of them are putting them onto the market and trying to transact and sell this fall season. So we're hopeful that it's gonna the third quarter is gonna come in strong. And every week new listings are coming onto the market, so that's always good to say. What's your interpretation of all that?
Patty OakleyWe agree. I mean, I think coming into the fall is always a busy time, and there are many people who have rented and they want to own their own houses, and there's not a lot of inventory.
Steve GlickYeah, they experience the summer and they say the summer this is a great Hampton, so I want to be here.
Patty OakleyAnd they want to use it throughout the year. You know, many have young kids that aren't in school yet, and the fall's a special time out here.
Dave RattinerI was just about to say it's the best time. Yeah, I would say yeah, people don't realize like the fall is the ultimate this is our selling season.
Steve GlickLike when you look back at like transactions or like when listings go into contract, we have a couple selling cycles, and this cycle now that we're in from you know September all the way through the end of November, these next three months is gonna be really busy.
Patty OakleyWell, there's a lot of rentals that went unrented, and many of these homeowners will, you know, hopefully be listing their houses and you know give us some more inventory.
Steve GlickAnd we're ready to take them on, you know, Dolkley Light Team.

Dave RattinerYes, it's a very, very famous and exciting weekend in the Hamptons Labor Day weekend. Let's go. Yes. So you're not allowed to wear white after Labor Day, but I bought white shoes, so I I never I never But you can't.
Patty OakleyThat has changed. You can wear white.
Dave RattinerYou can sports closer.
Steve GlickIt's called Winter White Day. You must have got them on sale.
Dave RattinerI did. Um, but what's going on this weekend is the Hampton Classic. I mean, everybody loves the Hampton Classic. That's running till September 3rd. Okay. Um and this is kind of a cool feature. I mean, I almost feel like I don't need to describe the Hampton Classic, but if you must know, it's a horse show where they jump over stuff. It's like the horse show. Yeah, and it's a big deal. And there's a really cool tint that everyone tries to get into the VIP tint. Um, but if you if you don't buy tickets for that, you can also just go sit in the stands and watch the show. Um but this is cool. You can text Hampton Classic and you can buy tickets that way. I didn't know you could do that. So if you just text message 855-494-1768, you can get updates and they'll give you like Okay.
Steve GlickI don't know.
Dave RattinerI thought it was like a gimmick, you know?
Steve GlickWhich is usually do like a family day, right? Did that happen already? Family day? Maybe.
Andrew DoudI think I think that was this past weekend. And then this is what's the what's it called? The Grand Prix weekend.
Steve GlickThe Grand Prix.
Andrew DoudIf I'm not mistaken, I'm just you know, by default, a horse guy because my wife is You're an equestrian.
Steve GlickYes.
Andrew DoudI'm yeah. No. I'm an equestrian that's allergic to horses. Yeah, exactly.
Dave RattinerOh, yeah, you are allergic to horses.
Andrew DoudI'm allergic to horses, what's nice is every year I go to the Hampton Classic with my wife and two kids.
Dave RattinerAnd you just sneeze and sneeze.
Andrew DoudEvery year it gets a little bit better. I think I'm I'm building up anything. Oh you're like exposure. This is great. So you just gotta expose yourself over and over again.
Dave RattinerI'm a huge I'm a huge believer in that with Honey. I really believe that every morning I have local honey. I swear I haven't had allergies this summer. I swear. I went national. I do local honey in the morning. I put it in my coffee. And I'm not a doctor, but I swear I have not used Claritin at all this summer. And normally I'm on Claritin and I'm and I'm on Flonase almost for the last 10, 15 years, for as long as I can remember. Anyway. Did you read that? No medical advice on this podcast.
Brian LeichtDid you read about that somewhere to take the honey? To take the honey to help you.
Dave RattinerWell, so somebody gave me local honey. Uh-huh. It was actually somebody in the office here, like an intern, is his dad like puts it together, has a like a honey farm or whatever you call it. Yeah, whatever you call it. And then I Googled it and then I read about that, and then probably psychosomatic, like the next week. I was just like, ah, it totally works.
Brian LeichtHey, whatever works better than flow nays, yeah, yeah, yeah.
Dave RattinerExactly, exactly. Um anyway, so that's that's that. That's my health update. So then also August 31st from 6 p.m. to 9 p.m., we have our good friends, the Lone Sharks. They're gonna be playing at the clubhouse in East Hampton. And for those that don't know, the Lone Sharks is a super fun band that has been around forever out here, and they really know how to get the party started. So if you want to see something unique, go see the Lone Sharks this weekend. And I'm sure if you're a fan, you're probably gonna go because they have a nice fan base out here. So, second or third thing is at the West Hampton Beach Performing Arts Center, there's a performance called Savage Pianos. That's on September 1st, and that's from 8 p.m. to 11 p.m. Um yeah. I'm just like a fan of like the West Hampton Beach Performing Arts Center ever since we went to that stand-up comedian Tom Papa. I'm just it's such a fun place. Cool place. It's like great town. Yeah, you know, I'm all about like I live in Southampton, but I like going outside of Southampton for a night. Like I'll go to Montauk or we'll go to Shelter Island. I like doing that. I never used to do that. And West Hampton Beach is now on that list, so it's called Savage Pianos, super high energy. Um, it's the third time that they've been to the West Hampton Beach Performing Yards Center. Um, and they're do like two pianos get set up and they just duel against each other, and there's a lot of dancing going on. And then I don't know, sticking with the live music theme, this sounds like a lot of fun as well. Dan, the Dan Bailey tribe is going to be performing at Wolfer Estate. Um and he's gonna be there from 4 p.m. to 7 p.m. And he's like this super kind of like spiritual guy. He's just like he like beams with energy, and he gets up there with the bongos, he's an amazing guitarist, he's an amazing singer, and he has a really tight band put together that's been out here for a long time. So, you know, if you don't want to go to West Hampton Beach, I figured you might want to do this, and the setting at Wolfra Estate cannot be beat. So that's your Friday, Saturday, Sunday in the Hamptons.
