Andrew DoudSo we're going to cover a couple things. Vince, we're going to let's talk a little bit about Sag Harbor today. You have this great new construction on the market, 5 Washington Avenue. Jeff, you're the builder. That's right. Let's start there. Let's uh tell us about this this place, where it's located, and what it offers.
SPEAKER_00You want me to take it away? Thank you. Thanks for being here. I uh appreciate it. Um love love love podcasts, listen to a lot of them. So it's uh It's the best way to best thing to do when you're sitting in traffic out here.
Andrew DoudThat's right. You gotta get around town. I listen to a lot of podcasts.
Dave RattinerIt's weird, though. People really do listen to our podcasts, strange. Weird, right?
Andrew DoudWe've been doing like 200 and something episodes. Um but we do it. We have a good we have a good following. So if anybody's in the market for for Sag Harbor, I mean this is the place.
SPEAKER_00Yeah, so um quick background about myself. Uh I've been building projects out here since 2017. Uh the first one was in uh Amiganset by White Sands on uh Osprey Road.
Andrew DoudOkay.
SPEAKER_00That's how I named the company.
Andrew DoudNice.
SPEAKER_00And um seven projects later, we're here at uh Five Washington, um and I'm really excited about it. It's it's one of the uh larger offerings in the village. Um we've really maxed out the square footage um and we're really thoughtful in the design in um in really every aspect of the home. Um in partnering with Vince, I've been uh able to really come up with additional good ideas and designs, and uh I'm I'm excited to launch it. Um we're looking to have it wrapped up and completed in the next 60 days. Oh wow, okay. Someone's gonna have a really nice Thanksgiving and um and Christmas uh in in Sag Harbor Village.
Andrew DoudNice. Um Vince, how about the specs? What are what is what do we offer here?
SPEAKER_04You know, I I would call this like a little jewel box, would be the way I would describe this property. Um it's uh six bedrooms, um, five and a half baths, uh has a uh second primary on the first floor, um, with uh big open um uh uh design in the kitchen area that goes out to a pool and an extra 400 square feet uh slash could be used as a garage or uh uh a pool house. Um the square footage of the house itself is just around 4,000 square feet inside. That's huge. Yeah, that's huge for our village. That's a very shocked at the size. With an infinity drain, um, a shower that has a uh freestanding soaking tub in it, uh double closets in it, vaulted ceilings up there, really reads big. Um so you have three bedrooms up. Uh both of those other bedrooms uh have an uh ensuite uh uh bathroom. There's a laundry room up on that floor, and there's also a laundry room in the lower level. Uh the property has a six-bedroom septic system, which is great. Um, and um high ceilings in the lower level as well. Um just kind of checks off a lot of boxes for being in the village. And as you know, Sack Harbor is the hottest village out here. Um, and um, you know, we're having a lot of action on the property already, and um really looking forward to uh having it having it finished. I think uh Jeff mentioned he's gonna be um insulating and and uh sheetrocking this week, and uh that's the stage that we're at with this project.
Andrew DoudWhat is it about Sag Harbor? I mean, I I I think that that's you know one of the best places in the Hamptons. But um, what do you guys like about that area?
SPEAKER_00Well, I can say um I live in Sag Harbor. There you go. I'm really in my Sag Harbor era right now. Okay. I think um what I really appreciate about it is that it's central. Um people come out here to circulate, see friends, and just kind of get after it in terms of um socializing, networking. And when you're in Sag Harbor, you can go to Southampton, you can go to East Hampton, you can shoot out anywhere within 15, 20 minutes. Yep. Um people in Southampton aren't necessarily gonna jump over to East Hampton.
Dave RattinerThat's a 45-minute drive. My dad lives in East Hampton, I live in Southampton, and I don't really want to go. It's like a long drive, you know.
SPEAKER_00Exactly. And um I think the uh the village has also been very mindful in in how they uh in how they um you know kind of the businesses that they allow in town and um everything about what they're doing is very intentional. And you see it in um you see it in in what now like people are really uh flocking to Sag Harbor and embracing the town and embracing the community.
Andrew DoudWhat I like about this house that you're building is that it has uh I mean it's new construction, but it definitely looks like it fits Sag Harbor. You know what I mean?
SPEAKER_04It it's I'd like I'd like Jeff to talk a little bit about the kitchen because the kitchen is so beautiful in this house. Maybe you can tell give us a little bit of a description about the kitchen.
SPEAKER_00Fire away. Definitely. Um so it's open concept, and what we really wanted to accomplish is is uh when you walk in the front door, you're able to look straight out through the back of the house, over the pool, into that uh pool house, um, which I also thought, you know, for some like vintage car collector could put a car there and maybe be able to kind of see that as uh as kind of a work of art. I've seen some people in uh South Florida do that, New York City um with these car garages. So that was one concept. But alternatively, somebody could just make that a really great pool house, pool cabana. Um, but going back to the kitchen, um, we have 40 feet of linear cabinetry. I work with a company, cabinet plant out of New York. Um, friend of mine, Golan, is very helpful in the design of this. He's he's Harvard Business School trained uh architect, and um he's he's really been uh thoughtful in all of the uh offerings of the uh of the kit of the kitchen here. So full height cabinets, uh fluted glass to try to uh as a as kind of a nod to uh the the um industrial heritage that is uh that that SAG Harbor has known has been known for. Um we have a 48-inch stove, um big island for everybody to gather around. So um it's got all the bells and whistles.
Andrew DoudIt's great. I mean it's beautiful. Uh and and what a place to have Thanksgiving, you know. And hopefully we're we're ready to go.
SPEAKER_04The property just has a lot of light in it. Like when you're in it and and you just with no lights or anything on it, there's just a lot of light coming into it, and really uh excited about the landscape package that uh Jeff has put together here is gonna really tie it all together and and really uh you know make the property stand out.
Andrew DoudNice. Um well I I I mean, as you guys mentioned, Sag Harbor's hot, but let me just uh turn it over to Steve here for a kind of broader rundown of the market in general. What do you got?
Steve GlickOkay, all right. This past week there were 24 listings that went into contract from West Hampton and Montauk. Last year there were 29 listings, so we're looking at a small decrease there of 17%. Two years ago there were 25 listings, so a small decrease of two years ago of 4%. So pretty steady for the past two years uh with listings going into contract this week. The breakdown of the 24 transactions, one over 20 million, one between 10 and 15 million, two between five and ten million, two between three and five million, seven between two and three million, ten between one and two million, and one under a million. The dollar volume was$110 million, which is up from last year of$89 million with an increase of 24%. Two years ago, the dollar volume was 181 million, so it's a decrease of 39%. But there were 33 new listings that came onto the market. So again, over 30 listings. This has been three weeks in a row now. We've been seeing this. That increases the inventory by nine listings, the breakdown of the 33 new listings this week, one over 20 million, one between 15 and 20 million, one between 10 and 15 million, seven between five and ten million, seven between three and five million, five between two and three, and eight between one and two million, and three new listings under a million. Inventory is just under two thousand total listings with nineteen hundred and ninety-seven, fifteen hundred and fifty-four active and four hundred and forty-three in contract. So um another good week as we're in the third week of August. So it's been pretty steady.
SPEAKER_04So I'd like just to point out on that is that for um, you know, for the longest period of time, I've been in the business 25 years, and prior to COVID, there was four to five thousand units on the market. So when people are asking how the market is, I always just look at it and say, you know, we used to have four to five thousand units between land, commercial, and residential on the market. Now we're dealing with 1,500. Um that's between a house that's uh$900,000 in the springs to uh a house on Meadow Lane for$70 million. So it's uh a tight market, and when you price things properly, they sell.
Andrew DoudWell said. Um Dave, what do you got? What's happening?
Dave RattinerYeah, yeah, it's kind of an interesting weekend this weekend in the Hamptons. You can look up all of the events on Hamptons.com, which is the number one place to find events in the Hamptons in the history of the entire Hamptons. Good to know. It's the best website ever. Hamptons.com. So the first event is gonna be uh do you know what the Apollo Theater, Apollo in the Hamptons, do you know what that is?
Andrew DoudNo.
Dave RattinerSo this has been going on for a while. It used to be at Ron Perlman's house, it's a uh a very fancy event. The tickets are 2,000 bucks each, and this year it's gonna be at CC Restaurant at East Hampton Point Marina in Springs. Um, and it's a fundraiser for the Apollo Theater in New York City, and it's gonna be a great night. You're gonna have DJ Cassie, Doug E. Fresh, Crystal Waters, Chubb Rock, and Dress. I don't know who dresses, but whatever. Um, so it's a night of music, it's a night of dancing, it's a dinner, there's a cocktail hour, and there's gonna be a lot of fancy people overlooking the water and the yachts at CC restaurants. So you're gonna want to go to that. If you want to buy a ticket for that, you can go to hintes.com and get it. If you are a family man and you want to bring your family to a concert out in Montauk, there is the rock and roll playhouse family concert at the Montauk Yacht Club. So that's August 23rd, 12.30 p.m. uh to 3 p.m. And that's at 32 Star Island Road in Montauk, the Montauk Yacht Club. And this is uh gonna be a family-friendly concert featuring the music of the Beatles, which is very cool, which is very cool. So it's perfect for kids under 10. There's gonna be interactive uh block sets and rock classics with storytelling games and beachy and beachy uh things to do. So you can do that out in Montauk. And if you're looking for something else in Amiganset, uh this weekend The Thing, which is a four-piece rock band uh from New York City, is gonna be playing at the Stephen Talk House. Wasn't that a movie back in the so I think that's where they got the got the band? But it's uh you know, two guitarist drums and a bass player, so it's you know, you know, great bands. Sure. Okay, yeah. Um, but be prepared to win online because it is at the Seaton Steven Talkhouse. And then uh finally, if you want to be super cool, you can go see Hayden James at the Surf Lodge uh this weekend, that's the 22nd, uh, starting at 4 p.m. Runs all night. Um, you know, you know, Vince, you hang out at the surf lodge every now and then, right?
SPEAKER_04I was there last week.
Dave RattinerGreat spot, you know, can't beat it. It's always packed. Um, and it's not, you know, you can get in there if you want to, you know, like people, you know, it's not like it's so exclusive, you know, you can go on in there. Um anyways, Vince RCs, you can get in anywhere. Yeah. Well, Vince can't get it. He rides with yeah, he he cuts the line right in front. You know, it's good to know people. But, you know, if you you know, if you want to head out there, uh, that's a great option for this weekend as well. The surf lodge. It's really changed the face of Montauk in many ways, though. They were the they were the OG one. They were the one that really changed it. Really? Yeah. Now you know everyone's just trying to be like them, you know. So you know, you gotta give credit where credit is due. That's the one to go to. Alright. So that's that's what's going on this weekend in the Hantos. Oh, we always ask Vince, uh, what's your favorite restaurant?

SPEAKER_04Wow. I've kind of been going to Round Swamp so much. I like Bobby Vance.
Dave RattinerOh man, Bobby Vance. Bobby Vance. All right perfect staple. How about you, Jeff?
SPEAKER_00Tutobal journal. Yep, okay. Hands down. I think uh my buddy Sam, who who runs that place. Um local celebrity at this point. Yeah, but uh he does a great job. Uh that's awesome. Runs a tight ship over there. That's a great place.
Dave RattinerOh man. And that's that location is incredible. Remember, it used to be who was that guy that was out here that um it's gonna kill me. I can't remember the guy's name. But he he he he before it was Tudo, it was that it was that guy, and he was like a famous restaurantur. Forgot his name. But that's the spot. This beautiful location is beautiful.
SPEAKER_04It's uh great, great atmosphere, uh, really very aesthetic to the eye. It's really so go in there, they have that you know, decorated in such a way that it's uh very nice.
Andrew DoudUm okay, so those are a couple good suggestions. Um nice. Uh Vince, anything else or Jeff, before we let you guys go about Five Washington, Sag Harbor? I know you're you're a busy man. You know, you got you got stuff to do today.
