Andrew DoudLoving it. So you have been extremely busy lately. I know this, uh, because we're married. But also, um, it's good to be busy. Look, the market's been busy. Um, you have uh a number of things that have either closed, gone in the contract, and a couple new things coming on. But what we wanted to talk about today was storytelling. Um, I don't know how many people know this, but before you were a real estate agent, and everybody has uh before they were an agent story, yours is certainly unique. Um you were a television reporter for 10 years?
SPEAKER_07Yeah.
Andrew DoudYeah. So 10 years. So your whole focus every day was storytelling, and that's one of those. I mean, when you talk about things that can uh you know transcend into a new career, that has certainly been um something that you've uh
Building A Viral Horse Farm Video
Andrew Doudbeen very good at doing is taking your storytelling abilities and uh using those to market listings. And two of those listings that you have, let's start with the horse farm um at 48 Lewis Road.
Sarah DoudSo 48 Lewis and also adjacent to 11 Polo Lane, which is a separate buildable lot, which is really wonderful. Um, like horses was my life, child my childhood, my hobby. We have a new intern in the room, welcome to him, also. And I was just asking him, you know, what are your hobbies? What else are you into? Um, because I think a lot of those things kind of define what you do later in life. And and for me, selling a horse farm, I think is just a very natural thing. So making the video was even more fun because it's literally the perfect listing.
Dave RattinerIt's the perfect listing.
Sarah DoudSo it was the perfect listing, and so and you know, we've got offers on it, it's it's hot, it's you know, the video got 30,000 plus views. So it's it's a wonderful opportunity to have going well. Um, but the fun part about it, which what we want to talk about today, is just how to incorporate storytelling and video and selling real estate.
Andrew DoudWell, you talk about the video got 30,000 views, and I mean you say that so casually, like that's you know, it's a good video. It is a good video, but this is something that um I mean, look, I do the videos for Saunders, um, and so we had come up with a plan of what this would look like. We kind of storyboarded it out. Um, but a lot of this, I mean, I I'm I'm there to to to shoot it and make it as as good as I can, but you came to me with all these ideas about what you wanted it to look like, and that's your creative background. So we put together this great video with the classic truck and the horses and the whole thing, and it was a beautiful day to shoot. Um, and then the views followed, which is great. And I think that that is what separates you as an agent and being able to get a listing that's unique and find what makes it special and tell that story. So uh if you haven't seen the video, obviously go check out the listing uh at 48 Lewis Road in Eastwalk, right?
Sarah DoudYep, and it's on the Saunders webpage, but it's also on my Instagram, which is Sarah Dowd Real Estate. Um and it's just you know, it's just fun to see it and uh feel like you're there at the property and and enjoy it. Uh and if it doesn't sell, which we hope it does, of course, but if this offer doesn't go through, we're probably gonna do the next video, maybe actually riding the horse around the property. We have the new meta glasses, um, that's kind of the next concept coming, just to show you're creating like the lifestyle.
Steve GlickSo it's not just you know, you will have some property and put it online. You have, you know, what in what what it feels like living there, walking around, driving the truck through there, like you said, riding a horse. It's like that lifestyle, and that's what's transcending really well on social media, and you do it so naturally from your background, and it really helps you know transition into real estate now. It's it's hard for a lot of agents to do that. You come across naturally on camera, and it's a great asset uh in your marketing tools, and great to have Andrew Dowd, you know, being the man behind the camera too, filming it. It's a great team.
Andrew DoudIt is a great team who was also a reporter for 10 years. Right. It does help. It does help. I mean, that that got me to this point too.
Dave RattinerUm video has really kind of changed your life with with with real estate. I don't know how I would sell real estate.
Sarah DoudWithout so, my mom was, as everyone in the room knows, but our viewers might not know, my mom was one of the first agents at Saunders. She was a top producer, she was a great real estate agent who's, you know, kind of gotten a little quiet now that she's going towards retirement. Um, but we talk up talk about real estate all the time, and literally how I don't know how I would sell real estate without video, without social media. So when I see other agents not on that platform, I don't really know how that's working because it's just part of the formula. Absolutely.
Dave RattinerAnd I want to say this you know, it's work for you. Like a lot of people think like, oh, Sarah Dowd, she she can do video because it's like easy for her, you know. You really work when you make those videos. I see you get pumped up every time. I mean, even right before this podcast, you get you prepare yourself, you breathe, you know what I mean?
Sarah DoudLike, Andrew and I were driving out here, and our our phones are synced and things are synced in the car, and I was like putting on some pump up music. So, you know, you got to bring your energy up when you're like on podcasts, doing videos. Um, but his car, his his talking podcast cut out my my jam.
Dave RattinerBut it really helps. Like, I'm looking at this video right now, this horse phone video. It is so beautiful, it almost looks like AI. It's so beautiful. I mean, this is like it's the classic truck, makes it like that's been a busy what a day you guys shot this thing.
Sarah DoudOh my god, it's and we actually had that truck at CME last year, it was just when we had bought it. It's beautiful blue, uh Saunders
Community Events And A Coffee Truck Open House
Sarah Doudblue, I'll call it. Um, what is it, 1951 Chevy?

Sarah DoudAnd with like the wood slats in the back, and the truck will be back at CME this year because we're gonna be out there for this year's event. Um, Steve, that's coming up with July 18th.
Steve GlickYeah, they have the uh annual family fair over that to Children's Museum in Bridgehampton. Uh, Saunders and Associates has been a sponsor for I don't know, for yeah for as long as I can remember. Um, and this year we're we're having um Sari, you're gonna be sponsoring it alongside Saunders. We're having the table set up up front. The blue pickup truck that we uh just spoke about will be there. You could see it, touch it, feel it. Um, but it's a great family outing. Bring your kids um to enjoy everything that CME has to offer. It's a great thing. There's a lot of fun crafts to be doing. I think the Saunders table is gonna be decorating uh sunglasses for the summer. Um plenty of giveaways, plenty of fun. Sarah DoudYeah, we'll be there. Um, another thing if people want to come out a little bit sooner to see us, um, another one we made a great video for was 28 Dundee in Southampton, and we're gonna have the Hampton coffee truck there, which is tomorrow, Friday, 9.30 to 11:30. Um, and I'm sure we'll be making a video and uh having a good time. But that listing is wonderful because it's you know around 3.4 million, and it is Southampton Village Fringe. So um being close to Jobs Lane and Cooper's Beach and just that whole village listing.

Andrew DoudAll right, so there's what you'll find when you talk to Sarah and I is that like we like old things old trucks, old houses, and telling stories. Uh you got this, I know it's weird, right? But like you got this great new listing
North Fork Momentum And An Orient Farmhouse

Sarah DoudIn Orient, of all places.
Andrew DoudSo I'm rarely shoot anything out there.
Sarah DoudAnd I'm doing a lot on the North Fork, just kind of naturally. The North Fork is on fire. Like everyone kind of wants to be there, the values are great. Um, there's more land. It's just things that maybe the Hamptons had 10 years ago that maybe people are farms and lacking a little bit now. Yeah. And so there it's this breath of fresh air over there that people are really into. Um, but the listing that is all signed up and the videos being edited and launching next week is gonna be on for 2.75 million. Um, it's 605 Halleok in Orient. So, what's very neat about this is you have a 4,400 square foot house. I we'll call it an old farmhouse, but it's so much more than that because it has all these architectural details and just beautiful restorations through it. Um, it needs work, but it was someone was living there just a couple years ago. And then also on the property, which is almost three acres, you have a schoolhouse. And the schoolhouse is from the 1880s. It was moved from the main road, dragged on sleds across the farm fields in winter time to its new position, where then an artist, you know, went to the town, did the transformation, and got it turned into an artist studio. So you have this massive artist studio with tons of character, uh, a great story on a beautiful piece of property with a great house. And that one's gonna be really fun to just tell the story.

SPEAKER_02So that's that's a whole yeah, it's like a whole story about it. Is there a blue truck in it as well?
Sarah DoudNo, we can't do it every time. You know, you gotta mix it up. All right. Blue dress. There's a blue dress. Ooh, all right.
Dave RattinerThat thing always starts. No problems with that truck.
Sarah DoudWell, we just had it tuned up, so we got a good little tune-up going. And yeah, she's she's pretty good. It's a reliable truck.
Andrew DoudShe's parent. So that's great. Yeah, that's a good, that's a good, uh, a good house. That house, what was the house 1860, late 1860s? Correct, yeah, 1867. It's really it's neat.
Sarah DoudIf you appreciate, you know, that that classic feel, it's um it's a really unique it reminds me a lot of the um Rogers house that's down here by the monuments in Richampton. It has that same kind of like grandness, yeah. Grandness. Yes. And back in the day, I mean, that's how these homes, these farmhouses were built.

Weekly Hamptons Market Numbers Breakdown
Andrew Doudall right, let's go big picture. Uh Steve, what are the numbers? What do we got going on this week?
Steve GlickSorry, it's a little bit slower of a week. There were only 18 listings that went into contract, but last year there were 19, so it's a decrease from last year at 5%, and two years ago it was also 19, so obviously a decrease there at 5%. So pretty uh much on par for the past two years with these 18 transactions. One between 10 and 15 million, four between three and five million, six between two and three million, six between one and two million, and only one under a million. The dollar volume was fifty-six million, last year it was sixty-three million, a decrease of eleven percent, two years ago it was fifty-nine million, a decrease of five percent. But there were forty-six new listings that came out of the market, so a huge week of new inventory that increased the market, uh, the inventory market by twenty-eight listings, the breakdown of the forty-six new listings, three over twenty million, one between fifteen and twenty, four between ten and fifteen, two between five and ten, ten between three and five, eight between two and three, twelve between one and two, and there were six new listings under a million dollars. And the inventory now is at seventeen hundred and fifty-five total listings, fourteen hundred active, and three hundred and fifty-five in contract. So people are putting the houses on the market, inventory is increasing, and there's still a steady flow of listings going into contract. But this is the time of year you're gonna see a lot of new listings coming on. All the eyeballs are here on the Hamptons, everyone's here in the Hamptons as we're rounding out um June and coming into July.
Sarah DoudSo people always ask when's the selling season? Like, when should I list my house in the Hamptons? And I always say When is the selling season? Well, so we're in the selling season now. There's always a market. There's always a market. But if you're gonna list your house in October, then then you have to list your house, right? Like you have to retire, you have to move, there's a job, like there's a reason you're listing it in October. If you want, if you can wait and you can list in the spring or going into the spring, you just will make more money. You can put it up for a higher number, you don't have to do the price cuts. Solely because it's just so gorgeous. And it's so gorgeous. The audience is here, the holidays aren't in the way. They can't resist. And and they can't resist. No, they I mean, buyers are really smart, it has to still be priced correctly. Um, but I I do think the deal seekers are out in that October, November, December zone. Um, so if you can wait to list it, I think this is the moment.
Steve GlickIt's a great time to put it on the market. Look outside today. It's a beautiful blue sky, the pools are open, there's everything is green. The house is gonna look its best now. So if you were thinking about, you know, at least get the photos and videos and everything. If you are gonna list later, but I think, like you said, the audience is out here, and you drive around, you see the traffic. Um, the coffee truck is bringing a lot of um people through these open houses. So now's the time to get as many eyeballs on your property as possible. List your home and uh start with Sarah.

When To List For The Best Price
Andrew Doudon some of the events that we got going on this summer, but Dave, what do we got this weekend?
Dave RattinerDude, there's so much there's always so much. There's so much good stuff going on this weekend.
Sarah DoudWhere are you gonna be, Dave? That's what everyone wants to know. Where's Dave going this weekend?
Dave RattinerWhere is Dave going on? Trying to sneak tickets into the Palm Tree Music Festival. Woo woo! The Palm Tree Music Festival is this weekend, which is the ultimate EDM concert, but it's sold out. A lot of things are sold out, so the the Palm Tree Music Festival is sold out, but you can get you know super expensive VIP tickets.
Sarah DoudI think you know people, you can get in there.
Dave RattinerI feel like I could do it. I feel like I could do it. You should do it, and then um So what what day is that?
Steve GlickSo we know all know where to avoid the traffic. Yeah, yeah. So on Saturday, why I guess watch out for the traffic.
Andrew DoudBasically, where the traffic was last weekend.
Steve GlickIt'll also be so it's gonna be a rain or shine uh event, I would assume. Yeah. Alright, because I think it is gonna get a little bit of a little sprinkle on Saturday.
Dave RattinerIt's all right. We bring an umbrella.
Steve GlickYeah, you know part of the fun of these meetings.
Dave RattinerIt's part of the uh adventure. It is I want to give a shout out to uh DJ Biggie, the black rhino. He is a major DJ out here, and on Wednesday nights, they have employee night at uh Blue Mar, uh which is right in Southampton, so you gotta go to that uh on Wednesday nights. Then you have um you have the this is let's see, what do I want? Do I want to mention this one? The Sylvester Manor and the Sylvester Manor's 13th Annual Farm to Table Benefit is also sold out. So you get backup tickets there, I guess.
Sarah DoudUm and a lot of these events are on Hamptons.com too. So if people check that out. These are all these are all on Hamptons.com. They can see what's not sold out.
Steve GlickSo why don't you give us something that's not sold out? I want to go out and tell me everything that's sold out. What are we gonna do?
Dave RattinerNo, no, no, no, no, no. I feel bad saying that. Okay, so you can go to Southampton Freshers Home American Picnic this weekend on June 27th, 7 to 10 p.m. That's at the pr a private residence at the end of Meadow Lane. It's not so private because it's pretty obvious. And you can get tickets for this one? You can get tickets to that one. It's 500 for adults, 200 for children, and there will be a drone display this year, which should be cool. So you can play multiple drones? Like in sequence. Yeah, yeah, I've seen that. So that should be cool. Um there's a carnival for kids, there's a barbecue buffet and food truck, and there is fireworks.
Steve GlickYou know, I think the uh no, there's fireworks. I saw um North Sea uh North Sea fire department is doing the carnival and they have fireworks. I think that's coming up. Yeah, um that's 4th of July. That's like this weekend. Next weekend. Next weekend, 4th of July? Yeah. Well, we're gonna be able to do that. Not this weekend, next week. That's what I'm saying. Next weekend is 4th of July, right? Correct.
Sarah DoudYeah. Wow. So I want to give a shout out to Gymnasium Riverhead because what they have going on this weekend is pretty exciting.
Dave RattinerOh, yeah. You mentioned something. What is it?
Sarah DoudSo our girls are on the team there at Gymnasium.
Weekend Plans Plus Food And Nightlife Picks
Sarah DoudUm, and so worlds is like the big finale, the end of the season. You have to qualify for it. Um, so they're going with their team to Orlando. And lucky ass. We are going to get to we're gonna we're gonna hit up Disney World, which it's not our usual uh Hamptons.
Andrew DoudIsn't that great? Isn't that great?
SPEAKER_05So where are you going? You go to Disney, Disney over there? I would what are you doing? You're doing the whole Disney show?
Andrew DoudAsk her, she made the plans.
Sarah DoudWell, we'll be at the gymnastics thing doing that for a couple days, and then I think we're do Universal and Epcot, and you know, it's we're right there. How can you not get it? Right next door. 100%. And then we'll be back in time for Fourth of July fireworks.

Sarah DoudBut I'm really proud of them, and the gym is a great gym. Fantastic.

Andrew DoudThey can do backflips. I was never able to do that. That's pretty cool. Back handsprings, but we're gonna smell here.
Dave RattinerAnother event is at the clubhouse June 27th through June 28th. They are doing Saturday Night Fever Disco series at the clubhouse in the Hamptons, which is in East Hampton. Um, but this is 21 and over. This isn't just for the kids. Gotcha. So you bring the kids down there for the bowling, and then from 9 until 1 in the morning, you can hang out at the clubhouse and dance the night away. I love the clubhouse. I just took my kids there. Clubhouse is good.
Sarah DoudYeah, we had some Saunders events there, it's nice.
Andrew DoudWhat um let's give a restaurant. Like, this is okay. Fauna. Going fauna.
Dave RattinerWell, uh Fauna and West Hampton.
Sarah DoudThis is big for Dave, let me just say. He doesn't like to cross the canal. And slowly but surely, we're breaking them down.
Dave RattinerWell, yeah, we went to the we went to West Hampton Beach on Saturday.
Steve GlickSaturday night we're in West Ham Beach. They had one of those food and wine events. It's great. Delicious.
Dave RattinerSo, but so from 8 p.m. to 11 p.m., fauna transforms to fauna after dark. No way. And on Saturday nights, it's truly unforgettable. It's an open-air lounge, steps from the water, where polished cocktails, refined plants, and live vocal performances come together in an atmosphere that feels both intimate and electric.
Sarah DoudSunset theater also.
Steve GlickI'm gonna give a restaurant, I'm gonna give a shout out to uh Papa Bagel in West Hampton Beach, since we're talking about West Hampton Beach. That's where you dip the bagel. Dip the bagel. You ever try this thing? Dip the bagel. So Papa Bagel is just trending, you know, bagel experience. Okay. Right? Bagel experience. You go there, bagels. There's only like maybe five flavors of bagels to make them fresh. You grab the bagels, you pick your your uh schmear, or they call it cream cheese. And they throw it at you, and they throw it at you, and you gotta catch it in your mouth. No, but you you rip this hot bagel, they're all warm, and you dip it in the cream cheese instead of cutting the. So they they don't cut the bagel and put the cream cheese on it for you, you have to do it yourself.
Sarah DoudAnd they charge you more.
Steve GlickThey charge you more in the lines up the door. So I don't know. What do you want to do?
Andrew DoudIt's like when when we went to that place up in Amiganza, what was it? Really good where you you they they sit you and then you have to go up and order your food. It's a pizza place where you make your own pie. It was the uh the lobster rolls.
SPEAKER_00Yeah, it was in Montau. What was the name of that place?
Andrew DoudDuriat. Yeah. And it was like 150 bucks for like two lobster rolls, and I'm like, I had Oh yeah, I had to get it.
Steve GlickYou have to pull out the pizza paper, give it, go up there, get it, and bring it back.
Andrew DoudSo I'm not beatable.
Steve GlickSo this bagel is really good. This if you want to go there, the line's out the door every time you go there.
Andrew DoudSo apparently you can reinvent the wheel. Just a different way.
Dave RattinerAnd uh, for some reason it's a little bit social media. You know, they can't. I'm sure it's a little social media. I'm sure it's a carry machine. Hit it out of the park.
Andrew DoudWhat's something that that we can do that's already been done, but we'll just do it differently and then charge more.
Sarah DoudWell, don't give it away on the podcast.
Andrew DoudThat's true.
Dave RattinerWe should we gotta we gotta complete it. We will brainstorm this privately. Bottled water, we could sell cups of water.
Andrew DoudLike liquid debt. The guy like put a crazy name on it and put it in a can, and it's like it's water. It's just water. Anyway. I like it. Um all right. Well, uh what's your restaurant? Where are we?
Sarah DoudWell, you know, I found it very interesting the other day. I'm at kind of a high-end rental, and everyone's in the room talking about things they want to do this summer. And what kept coming up was uh the restaurants again on the early start of the North Fork, like where you're first driving out. Uh and I just found that very interesting that we have amazing restaurants in the South Fork, but really the swing is happening. Uh one that they kept talking about was 18 Bay, um, which I did not I drive past it every day going to horseback ride, and I have not seen it. Um and I checked it out the other day, and it looks, it's like an old, beautiful house that looks kind of like a bed and breakfast thing and super high-end cuisine. And I just love restaurants. So that's it's like a good like foody restaurant place.
